Miami No. 1 Turnaround Town in Real Estate

According to a list prepared by realtor.com, Miami had sales of existing single-family homes up 51 percent in the third quarter of 2011, compared to a year ago and the median age of inventory was down 30 percent. The list includes seven other towns in Florida, all of which suffered high foreclosure and unemployment rates. However, all of them are on the rebound. In our area, this is shown by how the Miami real estate market and employment rates have improved.

Plans for New Condo Development in Sunny Isles

The owner of Chateau Beach, located at 17475 Collins Avenue, has requested from the City of Sunny Isles Beach approval of a site plan for a 35-story, 84-unit condominium building with 271,456 sq ft. of luxurious oceanfront living. The Chateau Beach Tower’s unit sizes will range from about 1,500 square feet to more than 9,000 square feet, and prices will range between $650 and $800 per square foot. Construction is scheduled to start by September 2012. The hearing for approval will continue on March 1. If approved, this building will add additional inventory to the Sunny Isles condo market.

Amendment 4 – A Boost to the Real Estate Market

Summer Greene, president of Florida Realtors, is in Tallahassee this week to meet with lawmakers about Amendment 4. If approved by voters in November, the amendment will give first-time buyers an extra break on property taxes and reduce the cap for property tax increases on homes without homestead exemptions. That will help boost the Miami real estate market.

Do’s and Don’ts on Dealing with Reluctant Sellers

You found the perfect Sunny Isles condo or Miami real estate. Your real estate agent prepares the necessary paperwork and sends your offer to the seller’s agent. A few days later you get the news: the seller has rejected it. What now?

  1. Do improve your offer – to the best possible. Make sure it includes the highest price and the lowest amount of contingencies possible. Show you’re a strong buyer.
  2. Do let it go – after you’ve tried everything possible, and the seller is still reluctant. Don’t risk missing out on other great properties.
  3. Do learn your lesson – by analyzing what went wrong and learning from your mistakes.
  4. Don’t try to figure out the seller – just accept the fact and move on.
  5. Do figure yourself out – especially if you see a pattern of failed attempts. Maybe the issue is you.

Sunny Isles Offers Free Ride to South Beach

The City of Sunny Isles Beach has partnered with the Town of Surfside to offer its residents the convenience of riding a shuttle bus to South Beach free of charge three times a week. Residents will ride the City of Sunny Isles Beach shuttle bus to Surfside, where they will transfer to a Town of Surfside shuttle bus that will take them to Lincoln Road in South Beach. For information on days, times and locations, call 305.792.1706. This is another benefit of owning or renting Sunny Isles real estate.

Sunny Isles Beach’s Four Seasons Concert Series Continues

The concert series continues through May with a series of performances including opera, jazz and ballet. This is the third season of the concert and it is open everyone. The performances will be held at Norman S. Edelcup K-8 public school, Sunny Isle’s community school, which has a cafeteria that transforms into an auditorium. The next performance is today, February 1st, with the French Grand Opera Arias, part of Florida International University’s Opera Theater. It will be followed by FIU Studio Jazz Big Band on March 21 (which will be held at Heritage Park) and Arts Ballet Theatre on May 30. Real estate in Sunny Isles is increasingly in demand as more people are interested in the quality of life developing in the area.
